Funds clear U.S. escrow to the selling entity; the Delaware-LLC interest transfers to you.

Who's behind it
A remote deal is only as good as the parties behind it. Here is who does what. The named firms are public; the neutral roles are identified by function, with the specific name in each lot's data room.
Selling entity & sales mandate
Holds the project's exclusive sales mandate: administers and markets the lots, is the selling party, and authorizes the brokers who offer them.
Legal architect
Designed and validated the full structure in the United States and Chile, and formed the project's LLCs.
Your lot's holding company
Each lot sits in its own apostilled Delaware LLC with its own U.S. tax ID (EIN). You acquire 100% of it.
Escrow agent
Holds and releases buyer funds; named in each lot's data room. Patagonia Conserve never receives buyer funds.
Title & registry
The competent Chilean registry where the title and the recorded conservation covenant (DRC) are inscribed.
How the reserve is governed
All the land behind the shoreline (~383 ha) is consolidated into a single natural-reserve company, co-owned by the 26 lakefront owners in proportion to their purchase.
Once every lakefront lot is sold, the owners vote to designate a U.S. conservation foundation as the reserve's permanent steward.
The reserve is donated to that foundation and kept wild for good, backed by the recorded conservation easement (DRC).
